2 Choosing Miles & Barr
We aim to give you as much availability to conduct viewings as possible. Our opening hours are 08:00-18:00 Monday to Friday, 08:00-17:30 on Saturdays and 10:00-16:00 on Sundays, so we are flexible for viewings that suit you. We can also organise your EPC – Energy Performance Certificate, just get in touch with your local branch to sort this out or call us on 01304 626 444. You must have commissioned an EPC before your property can go on the market.
3 Finding the right let for your property
A short let could be an ideal option for you as a landlord. You will benefit from rent paid in advance, flexibility of commitment, minimum void periods and high returns on your property.
4 Managed property
Property management could be an ideal option for you as a landlord. A vast majority of tenants choose to rent managed property and are happy to pay a premium rate to do so. If you decide to instruct Miles & Barr to manage your property you will be comfortable in the knowledge that your property and tenant will be looked after at all times necessary. Property management enables you to know day-to-day management and any issues like repairs and rent collection are taken care of on your behalf.
5 Presenting your property
Presenting your property is essential as first impressions count. You should consider addressing any jobs you have been meaning to get done, add a fresh coat of paint where applicable and ensure your rooms are empty from clutter. Once you’re happy with the presentation of your property our photographers will take photographs and we will produce floorplans as well as a comprehensive description.
6 Your terms
It is important for you to clearly advise us of any restrictions you have on the type of tenant you would like, such as; professional or non-working, smoker’s, pets etc. Remember the more restrictions you highlight, the smaller the potential market will be for securing a satisfactory tenant.
7 Advertising your property
Your property needs maximum exposure across all forms of media to help find a perfect buyer. Once you’ve instructed Miles & Barr to let your property you’ll benefit from exposure on our modern website, full colour property details, email alerts and have a branch behind you with a wealth of experience.
We will be on hand at your property for all your viewings within our working hours. This way any questions from potential buyers are answered immediately and provide you with advice when required. This gives you the option to have your property viewed seven days a week.
9 Receiving an offer
Once an offer is received we will be in touch. You will be made aware of any conditions of the offer so you can make your decision on whether or not to accept in full confidence.
10 Accepting an offer
Once you have accepted an offer we will carry out the following steps:
- Collect references from the tenants
- Arrange the Tenancy Agreement to be signed
- Collect the moving in payment – rent and deposit
Once you have completed a set of keys will be handed over to the tenant. For managed property we will provide your tenant with property manager details.
