Referral Fee Disclosure

In Compliance with the Consumer Protection from Unfair Trading Regulations 2008 Miles & Barr Limited must disclose to clients (both sellers & buyers) the receipt of fees we receive, including referral fees, within the Estate Agency sector.

As well as a vendor’s obligation to pay our commission or fees we may also receive a commission, payment, fee, or other reward or other benefit (known as a Referral Fee) from ancillary service providers for recommending their services to our clients. These referral fees also apply to buyers.

Miles & Barr Limited (which includes Miles & Barr (Folkestone) Limited, and Miles & Barr (Birchington) Limited), refer business to both internal and external companies, a full disclosure is set out below;

REFERRAL SERVICE PROVIDERS:

Financial Services

We recommend sellers and/or potential buyers use the service of Finamply Mortgages Limited. However, no referral commission is paid to Miles & Barr for these referrals.

Identification Checks

Should a purchaser(s) have an offer accepted on a property marketed by Miles & Barr, they will need to undertake an identification check. This is done to meet our obligation under Anti Money Laundering Regulations (AML) and is a legal requirement. We use a specialist third party service to verify your identity. The cost of these checks is £60 inc VAT per purchase, which is paid in advance, when an offer is agreed and prior to a sales memorandum being issued. This charge is non-refundable under any circumstances. 

Conveyancing

We recommend sellers and/or potential buyers use the services of our preferred solicitors. We receive referral commission per legal completion when a client instructs one of our recommended solicitors to handle the conveyancing process on their behalf. This is included within the solicitors quote prior to instruction and is not added to the solicitor’s fees. The same conveyancing cost (or more) would be charged should a client go directly to either of our recommended solicitors.

Miles & Barr Mover Essentials have a referral arrangement with our recommended law firms, and we receive a referral fee from them for referring the transaction. You do not have to pay that fee, nor are you asked to pay any additional sums because of this referral.

Surveys

We recommend sellers and/or potential buyers use the services of Eastburn Massey Surveyors. Should you decide to use the services of Eastburn Massey you should know that we would expect to receive a £75.00 referral fee for recommending them to you.

Energy Performance Certificates

We recommend sellers and/or potential buyers use the services of HIVE Energy Performance Certificates Limited. Should you decide to use the services of HIVE we would expect to receive a £10 referral fee for each EPC conducted for recommending them to you.

You are not under any obligation to use the services of any of the recommended providers, though should you accept our recommendation the provider is expected to pay us the corresponding Referral Fee. The Referral Fee is separate from your obligation to pay our own fees or commission.
